My husband and I have started our house hunting adventures. We have only looked at one house so far but, this house has everything that we are looking for in a house. Single family home, 3 bedrooms, 2 bathrooms, full basement, full attic, nice sized yard, and off street parking with enough room to eventually build a garage! The mortgage will fall in the price range that we feel comfortable at. The banner below of pictures that I put together are some pictures of the first home that we looked at.

We really would love to have this home withing the next month. So now the process has begun in loan approval. So far it this part has not been a walk in the park for us. Our original plan was to save money for our down payment for approx a year then go house hunting. We saw this home and just had to go see it before it was bought by someone else and we fell in love. So here we are with no money for a down payment wanting to buy this home. Does not make sense I know, but it does not hurt to try and get approved. Our Realtor has been trying to get us into some loan program for first time home owners in our city. I've talked to two people who said my husband and I were over the maximum income allowed for a 2 person household. The thing that upsets me the most is that we were only over by about $400-$500. We call our Realtor back and let her know that we were told "sorry we can't help you at this time, you should receive a letter in the mail". Our Realtor was angry that the guy did not go into detail in telling us fix this or that, save this amount of money and then contact me back when you fix it. Which is his job by the way, that is why she had us make contact with him. So the waiting game begins until we get the letter in the mail.
It’s good that you found that house to your liking. However, I wouldn’t recommend closing the deal on the first house you’ve seen. It’s always best to have as many choices as possible. You’d be surprised how many more houses are there, which are way better than the first ones. A trustworthy mortgage agent can give you a selection that has your preferences.
It’s nice that your realtor is really helping you settle your loan so that you would be able to get the house that you want. It’s just rude though that the guy didn’t give enough information when you called. But I do hope that you would be able get the house before someone else does. It really does sound like a great home for you.
I agree that you are lucky to have found a realtor who helped you all the way in finding your new home. Was he also able to assist you with your house insurance? I do hope that you got one because it would be greatly helpful, especially when you need to make repairs.
